01Recommended Neighbourhoods

Neighbourhoods we recommend

Most working families in Ahmedabad live in the modern west of the city, along and around the S.G. Highway. Each area has its own prices and character. The right choice depends on where you work (on the SG Highway or in GIFT City), your children's school run, how much space you want and how central you need to be.

The map of Ahmedabad loads here.

1
Prahlad Nagar
The Cosmopolitan Enclave

₹30k to 95k a month10 to 25 min to SG Highway

Best forExecutives and families wanting a modern, amenity-rich, self-contained district
The most cosmopolitan pocket in the city, a planned, polished high-rise district built around a central garden, with corporate towers, four- and five-star hotels and a dense restaurant scene all walkable. Self-contained, modern and organised, it is the closest Ahmedabad comes to the high-rise apartment life of a Mumbai or Bengaluru, at a fraction of the rent.

Bodakdev
Prestige & Business-Adjacent

₹35k to 1L a month

Best forSenior executives wanting prestige and proximity to business
One of the city's most prestigious addresses, wide roads, corporate headquarters, luxury apartment complexes and boutique retail, right on the S.G. Highway business spine. Ahmedabad International School sits here, and the trendy Sindhu Bhavan Road dining strip is minutes away.

Best forFamilies wanting a central, fully-serviced, dependable base
Established, affluent and very central to the west side, tree-lined roads, a mix of older bungalows and newer towers, and everything (shops, clinics, restaurants, schools) a short drive away. Strong rental liquidity and excellent connectivity to both the SG Highway and the older city make it the reliable family choice.

GIFT City / Gandhinagar
Finance Hub & Green Capital

₹25k to 50k a month30 to 50 min from Thaltej

Best forGIFT City finance professionals and those preferring calm, planned living
For those working in finance: GIFT City is India's flagship smart city and International Financial Services Centre (IFSC), with modern towers, global banks and a growing residential stock, now metro-connected to the western suburbs. Adjoining Gandhinagar is India's greenest planned capital, orderly, low-density and family-friendly. Many GIFT employees still live in Ahmedabad West in areas like Adani Shantigram, Motera, Chandkheda, Gota and the Vaishnodevi circle.

Bopal (South Bopal · Shela · Gota)
Space & Value for Money

₹30k to 50k a month

Best forFamilies chasing space and value, and those working in Sanand or on the SG Highway
The best-value belt in the west, large gated townships, top schools and villas across South Bopal, Shela and Gota, with far more home for the money than Bodakdev or Prahlad Nagar. Handy for those working in Sanand and along the SG Highway, with the northern Gota stretch also convenient for GIFT City and the airport.
Gated townshipsTop schoolsVillasBest value
A tip: For those working in Sanand and the SG Highway, Bopal / South Bopal / Shela / Gota, with large gated townships and more home for the money, are the best option on distance and budget. Similarly, the value-driven northern belt of Chandkheda and Gota (newer apartments, handy for GIFT City and the airport), and the newer luxury belt of Shilaj and Ambli (villas and large apartments around Applewoods, west of SG Highway) are great for those working in Gandhinagar or at GIFT City. Centrally, Navrangpura and Naranpura remain established, well-connected choices. For families, the school run matters more than anything else. IKAN matches your neighbourhood to your children's school and your office, and arranges property viewings within 48 hours of arrival, and virtual tours before you arrive.

02Housing Market

What rent costs in 2026

If you are coming from Mumbai or Bengaluru, the news is good. Ahmedabad gives you space and quality for a fraction of the price. A premium furnished 3BHK in a gated society costs ₹1.5 to 3 lakh a month in Mumbai and roughly ₹45,000 to 95,000 here. You also get more floor space, easy parking and lower running costs.

Rental Rules
Key Market Practices
  • Security deposit: 2 to 3 months is the standard norm, fully refundable at the end of the term
  • Rent Agreement: The standard tenure is an 11-month Rent Agreement in the form of a Leave and License (the standard Indian lease), deliberately kept under 12 months to avoid compulsory registration; renewed annually
  • Vegetarian-only preference: Many owners are staunch vegetarians and are often reluctant to rent to meat-eating tenants, which reduces the available inventory. IKAN identifies owners comfortable with your household upfront so your shortlist stays realistic
  • Annual escalation: Typically 5 to 10% per renewal cycle (commonly 10% in the premium segment), negotiable on corporate leases, which IKAN handles end-to-end
  • Registration: Not required for an 11-month agreement; it is signed on e-stamp paper, the government's electronic stamp paper (a small fixed stamp duty applies; your IKAN consultant confirms the current amount)
  • Brokerage: Typically one month's rent. IKAN's home-search service manages all broker negotiations and viewings
  • Furnishing: Most premium apartments are semi-furnished (modular kitchen, wardrobes, fans, sometimes ACs); fully furnished options carry a 10 to 25% premium
  • Maintenance: Often included in the quoted rent and paid by the landlord to the society office, though some societies bill it separately on top: confirm what your rent covers before signing. Society maintenance typically runs ₹3,000 to 8,000/month
  • Tax withholding (TDS): As a tenant you may be required to deduct tax at source where monthly rent exceeds ₹50,000, do consult a tax professional, or let your employer/relocation vendor handle it
  • Documentation: Aadhaar and PAN. IKAN helps negotiate and prepare your Rent Agreement.
2026 Market Trends
Market Intelligence
  • GIFT City effect: Finance-sector demand is lifting rents in Gandhinagar, Chandkheda and the northern corridor
  • SG Highway & west: Steady 10 to 20% appreciation in Shilaj, Ambli and Sindhu Bhavan Road over 24 months
  • Riverfront & metro: Phase 2 metro and riverfront expansion are reshaping premiums around well-connected addresses
  • New supply: Premium launches by Adani Realty, Godrej, Shivalik and Goyal across the western suburbs
  • Best value segment: Bopal and South Bopal remain the sweet spot, large townships and top schools at 30 to 40% lower rents than Bodakdev or Prahlad Nagar, with the widest choice of ready 3BHK and villa stock
  • Rental yields: Gross yields run a healthy 3.5 to 4.5% in the west city, among the better metros, keeping landlords willing to lease furnished rather than sell into a rising capital-value market
  • Corporate & NRI demand: NRI owners (Gujarati diaspora) dominate the Bodakdev, Ambli and Sindhu Bhavan Road premium pool; corporate leases for relocating staff move fastest and command the cleanest paperwork
  • Supply and bargaining: There are plenty of homes outside the GIFT City corridor, so tenants can still bargain on rent and deposit in Satellite, Vastrapur and Bopal. It is tighter in Shilaj/Ambli, where new luxury homes are taken quickly
  • Ready vs under-construction: Plenty of ready-to-move gated towers along the SG Highway spine means little need to wait on under-construction projects; Sindhu Bhavan Road has emerged as the new dining-and-retail high street lifting nearby addresses
